Her tutor Damion has his own agenda, since he's convinced his late great-uncle would never have left everything to strangers and he's determined to prove it, even as he starts falling for the person he came to investigate. If you've got a teen reader in the house, or you just never grew out of a good rich-boy, secret-agenda rom-com yourself, this is worth the preorder.

Fake Dating, Friends to Lovers, Small Town
This one might be my favorite on the whole list. Penny Darling owns the bookstore in Hope Harbor, and after a very public failed engagement, she's decided fictional love interests are a much safer bet than real ones. That plan falls apart when her high school best friend Jake, who goes by Monty, moves back to town as a struggling author who needs her help writing a believable book boyfriend. His offer is that he'll pose as her real boyfriend to get the town's rumor mill off her back, and she'll teach him what actually makes a hero swoon-worthy on the page. It's a friends-to-lovers and fake-dating combination set against apple orchards and bonfires, and if you're a reader who has ever joked about preferring your book boyfriends to real ones, Penny is about to feel a little too relatable. This one comes in a gorgeous first-edition trade paperback with stenciled edges, so it's worth grabbing a physical copy for the shelf alone.

What I love about this particular batch of releases is how much range there is within the cozy category. You've got farm-town festivals, witchy enemies to lovers, werewolves, ghosts, grim reapers, dragons, a bookish fake-dating romance, a Tuscan vineyard escape, a dual-timeline love story, a viral small-town market owner falling for the photographer sent to profile her, a haunted-manor renovation, a sports romance with a closed door, a firefighter recovering with a nurse he can't stop noticing, a bakery-town scavenger hunt, a protective cowboy and a baby, a full-blown zombie apocalypse, and an orchard carrying a genuine curse, and somehow all of it reads like fall.
